At your request, our Architect will meet with you to discuss your wants, need, plans and visions, and evaluate your property’s current situation.

Patuxent Architects will prepare a fee proposal for your project based on the architect’s understanding of your project program. once the proposal is accepted, signed and returned, along with the required down payment, the architect will begin work on the Preliminary Design Phase for your project.

Preliminary Design

Patuxent Architects will assess existing conditions including topography, property lines, building restrictions lines, and location of existing well and septic. During the progress of the preliminary design documents we will meet with the client to review and discuss them, making changes as necessary.

Construction Documents

We will produce construction documents based on the approved preliminary design that can be used to secure building permits, obtain proposal for construction by various contractors and for the construction of the building.

EXTENDED SERVICES

Bidding and Negotiation

Patuxent Architects will assist the owner in obtaining approval from community associations and/or governmental agencies as required and obtaining all permits required for construction. We will assist with releasing construction documents to chosen contractors, assist in reviewing bids, assist in selecting a General Contractor and prepare the contract for construction.

Contract Administration

During construction, Patuxent Architects will conduct periodic inspections of the job progress to assure compliance with the construction documents, review and approve Contractor’s submittals, review and approve Contractor’s requests for payments and work with the Owner and the Contractor to resolve disputes.
